If you are not familiar with international bank transfers you can use GCEN who have been established for over 10 years. If you register with them they will be able to transfer money to us in Portugal by debit card (no charge), credit card ( 2.6%) or local bank transfer (no charge). They are regulated by the FCA and registered with the British HM Revenue and Customs.
Please go to their website: ( www.gcen.co.uk) where they have full details of how to use their service. This involves emailing a copy of your passport and one proof of address (utility bill normally) and you are then registered as a client.Â Very quick and easy and your account with them can be used to pay for this holiday and any other holidays you may take in the future which involves a transfer to another country.
You may pay by Credit or Debit card. If you choose this option an invoice will be sent to you by e-mail directing you to a secure server for payment.
Unfortunately we are charged 3% for this which we have to pass on to yourselves.
In these conditions "The Agency" means Norton & Mackenzie II-Administração de Propriedades, Lda. The Unit means the holiday unit available for occupation. The Building means the building in which the unit is situated. The 'Owner' means the person(s) who owns the unit. The 'Guest' means the person (s) who has ( have ) booked the unit for holiday purposes through the agency. 'The Period' means the period of time agreed with the Agency of the occupation of the unit by the guest. The contract of hire shall be between the Guest and the Owner. The Agency merely acts as agents for the Owner.
The Unit is to be occupied by the guest and his / her specified party members for the holiday purposes only as mentioned in the terms of article 1095º of the Portuguese Civil Code and the Guest acknowledges that the Tenancy granted by this contract during the period is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
The Guest shall forfeit without compensation his / her right to occupy the Unit (a) persons or pets not specified on the booking form attempt to take up occupancy or (b) additional persons or pets are entertained at the Unit without the express permission of the Owners or the Agency or Â© any activity which may cause unreasonable noise, disturbance or damage. Neither shall the Guest do or permit to be done anything which could endanger or increase the cost of the insurance policy on the Unit or the Building or which could make such policy void or voidable.
At the end of the period the Guest shall leave the Unit and its furniture, fixtures and fittings and all other contents in the same state of repair, cleanliness and order as it was found at the commencement of the Period. Any breakage, loss or damage arising during the Period must be reported by the Guest to the Agency immediately. The Agency shall be entitled to charge for the cost of repair or replacement or to deduct such sums from any security deposit paid by the Guest.
The Owner and his Agency representative shall be entitled at any time to enter into the Unit to examine its condition and the condition of its furniture, fixtures and contents.
The Agency accepts no responsibility for personal injury to Guests, or loss of or damage to their property or for other matters over which the Agency has no control.
Whilst every effort is made to ensure that statements, descriptions and particulars of the Unit are accurate and that the Unit will be available for the Guest as arranged, the Agency will not be liable if the Unit does not meet the requirement of the Guest (s). Prior to concluding this contract the Guest (s) must ensure that the Unit they have chosen is entirely suitable for all members of their party.
All bookings must be accompanied by a deposit of 25% of the cost of the accommodation plus full payment for any additional items requested. Once the booking has been made by the Guest they are responsible for the balance payment which shall be paid by 8 weeks before commencement of the Period. Where the booking is made within 8 weeks of the commencement of the Period it must be accompanied by payment in full.
If the Guest requires to cancel his / her booking they must notify the Agency immediately. The Agency will make reasonable endeavours to obtain a replacement booking but if it fails to do so the Guest will be liable to the Agency for the full amount due. In any event an amount equal to one third of the accommodation cost will not be returnable by the Agent.
The Agency reserves the right to charge an administration fee in respect of any alterations made to a booking after the booking confirmation has been issued by the Agency (whether received by the Guest or not). In any event any alteration made within 8 weeks of the commencement of the Period shall be subject to a minimum administration charge of 25.00 €.
The Guest shall arrive not before 4pm on the first day of the period and shall vacate the Unit not later than 10am on the last day of the period. Unless the Guest notifies the Agency otherwise occupation of the Unit must commence no later than 12 noon on the day following the first day of the Period. If such occupation has not taken place the Guest shall be deemed to have cancelled his contract. In this event the Condition 6 shall apply.
In the event of the Unit becoming unavailable due to circumstances beyond the control of the Agency, the Agency will endeavor to provide suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment.
The Agency and the Owner reserve the right to alter or withdraw facilities or amenities which have been advertised or previously available without prior notice where reasonably necessary due to repairs, maintenance, weather conditions and other circumstances beyond their control.
The Owner requires the Guest to pay a security deposit of 300 € which is due with the final payment to cover any damages or breakages which may occur during the period. This will be returned within 14 days of the end of the period providing everything is in order, or the balance will be returned once rectification of problems have been made.
In the event of there being a complaint concerning the Unit the matter must be taken up immediately by the Guest with the Agency. The Agency regrets that it is unable to deal with a complaint after the Guest has left the property or returned home.
Bookings cannot be accepted by persons under the age of 18 years.
The Contract shall be governed solely by these conditions of business and shall be subject to the laws of Portugal.
